FULL MANAGEMENT

Our comprehensive property management service is designed to relieve you of the commitment of being a full-time landlord whilst providing you with peace of mind that your property is in safe hands. We are trusted by landlords residing all over the UK and abroad to manage one of the largest property portfolios in Liverpool.

We are experienced property managers who look after your property and the tenants on a day-to-day basis, ensuring everything is well maintained and cared for. We have an enormous amount of residential properties, fairly evenly divided between fully furnished student properties (including registered Houses of Multiple Occupation) let within a 12 month student cycle and entirely unfurnished properties let throughout the year.

When you approach our company with your property, first we will appraise the property as follows:-

  • Assessment of property and advise on whether any maintenance and/or improvement work is required;
  • Rental advice and review of current market;
  • Safety regulations;
  • Marketing options.

Once an agreement has been made to market and manage your property, we will begin marketing and preparing the property to be let as follows:-

  • Preparation of property details and photographs;
  • Listings on various websites including our own company website
  • Weekly advertising within local property papers;
  • Erect a letting board on site as requested.
  • Preparation of Energy Performance Certificate (EPC);
  • Preparation of Gas Safety Certificate for the property;

In response to the advertisements, viewings will be arranged and conducted as follows:-

  • Arrange viewings for prospective tenants;
  • Ensure regular contact is made to discuss progress and feedback., and the actions needed to be taken upon that feedback.

If a prospective tenant is interested in a property, then we will:-

  • Negotiate all details of the tenancy on your behalf;
  • Ensure the tenant provides a guarantor for their contract, preferable who owns their own home.
  • Prepare and execute the tenancy agreement;
  • In the case of student properties, collect, register (with DPS) and hold the deposit as stakeholder for the duration of the tenancy;
  • Collect the first month’s rent in advance;
  • Ensure tenant has a standing order set up for rental payments;
  • Arrange preparation of inventory if required;
  • Assist with ensuring all necessary safety checks are performed;
  • Hand over keys to the tenant;
  • Notify utilities companies (electricity, gas, water) and council tax agency in writing;
  • Notify Landlord of completion of tenancy.

From this point on, we simply manage the property as follows:-

  • Arranging and supervising repairs and maintenance;
  • Collection of rent and attend to invoices and regular outgoings as instructed
  • Monthly remittance of rent to your nominated bank account after deduction of fees and maintenance invoices and issuing of monthly statements;
  • Undertake inspections of the property at the commencement of the agreement and on termination of the agreement.
  • Inventories and check-out inspections;
  • Full negotiation of deposit return;
  • Arranging and supervising between-tenancy maintenance, cleaning, if required  and final preparation for each new tenancy.
  • Issuing Notices for Possession and arrears of rent.
  • Dealing with registration of overseas landlords
  • Pursuing rent arrears and instigating legal action as necessary.
  • Provision of sales and marketing advice as required.

When the original term expires:-

  • Unless otherwise advised by you, the agreement will continue on a periodic basis
  • Upon instruction from you, notice can be issued to renew the tenancy.
  • Notify you should the tenant/tenants apply to renew for a fixed term.

When the tenant decides to leave we will:-

  • Contact you to find out if you would like us to re-let the premises;
  • Commence marketing;
  • Negotiate fully the deposit return (in the case of student properties), including any minor between-tenancy maintenance, cleaning and final preparations for new tenancy.
